Locking in New Locations / approaching businesses

Hey guys , new member here , first time posting so please bare with me lol...
I have a question about approaching businesses to essentially set up shop on their location.
Do you guys use a script when trying to lock in a new locations ? I have a few spots in mind that I would love to approach but I'm having such a hard time with how that conversation should go. Any help would be greatly appreciated.
