Here in San Diego Ca (Southern California), you would be looking at around 300k for a decent 2 bedroom condo. The farther inland you go, the less the cost. About 45 Mi north east will land you a 4 bedroom house for around 250k.

In Eugene Oregon $400K will get you a nice 2500-3000sf 4 bedroom home on a 6000sf lot, or a house about 1/2 that size in a very nice neighborhood or on a little larger lot. If you want a decent sized lot with that however, you need to go 20+ miles outside the city center. I drove through a new neighborhood of 3000-4000sf new homes on 10,000sf lots this week and the prices started at $500K and went up to $750K or more. Just the lots were going for $150K-$200K. No I wasn't looking for a home, just seeing how the other half lives!
